Are you a Project Manager with a background in pre-development and development that is interested in a career with Ireland's most prestigious Hotel Group? The objective of this role will be to responsibly manage current developments assigned to you, entailing all matters relating to the successful completion of the development to specifications within the time and budget constraints set.

Main Duties & Responsibilities

Pre-Development

  • Feasibility studies of new projects.

  • Engage with design consultants, deliver brief and agree terms of service.

  • Preparation of planning applications.

  • Preparation of cost plans.

  • Compliance with banking covenants around development.

  • Dealing with planning appeals.

  • Development insurances.

  • Agreements with third parties, vested interest parties etc..

  • Work closely with the design team on preparation of scheme documents from planning through to construction.

  • Value engineering.

  • Tendering and appointment of main contractor and key sub-contractors.

 

Development

  • Specifications and design brief to the design team.

  • Cost management and control.

  • Clients interface with contractor and design team and in the case of larger projects, with the client’s Project Manager.

  • Attending design team and project meetings on behalf of the client.

  • Maintaining and updating master cost plan for the entire project.

  • Processing valuation payments.

  • BCar requirements.

  • Maintaining a suite of security documents - BCar, appointment letters, warranties etc…

  • Fitout contractors and designers.

  • Completion and handover to hotel operations.

  • Interface with neighbours and local authorities.
